Drive north on Preston Road through Prosper and you can count the new strip centers by the crane count. Six retail projects moved through Planning and Zoning between August and October alone, most of them anchored by a grocery pad, a gas station, and the same fast-casual roster you already know from Frisco and McKinney. That kind of growth is easy to read. It is also easy to ignore.
The more interesting story sits four minutes east on Broadway Street, where a single downtown block is quietly rebuilding itself into the town's actual social district. Four addresses now do most of the work. If you live in Windsong Ranch, Star Trail, or Gentle Creek and you have been assuming downtown Prosper is still just the water tower and a couple of storefronts, the tenant list below is worth a look.
The four addresses doing the work
The clearest signal that Broadway has become the center of gravity is 209 W. Broadway, the corner where the Prosper Wine House sat empty after closing in 2024. The building is reopening in summer 2026 as 1902, a two-floor concept from Alora Hospitality Group with a full commercial kitchen downstairs and Mary Ann's Speakeasy upstairs. Chef Amy DiBiase is running the kitchen. She is French-trained and a Johnson & Wales graduate, and the menu she is building leans on house-made pasta, steaks, and desserts rather than the shared-plate template that has dominated new North Texas openings for the last three years. The upstairs speakeasy is a Prohibition-era lounge with craft cocktails and rotating entertainment. The building itself is getting a new kitchen, new seating, and an elevator for accessibility.
Two doors down at 204 W. Broadway, The Gin anchors the block for special-occasion dining. The space nods to Prosper's cotton gin history, the menu changes seasonally, and it is the room most residents name when they need to impress out-of-town guests. Its counterpart on the block is Trick Rider, which pushes harder on the Texas rodeo aesthetic with steaks, seafood, and shellfish.
Then there is the pair that turns the block into a district rather than a restaurant row. The Tavern on Broadway at 350 W. Broadway hosts most of the outdoor programming and serves as the anchor tenant partnering with the Town on the biggest events of the year. Black Hawk Brewery at 390 W. Broadway rounds out the walkable stretch with beer and live music inside.

Four venues inside a five-minute walk. That is not the density of a suburb. That is the density of a small downtown.
What Prosper on Tap actually is
The Prosper on Tap Series is the reason to know these addresses even if you never sit down to dinner. It is a free, outdoor, drop-in music program that closes Broadway to cars on select evenings and turns the sidewalks in front of these venues into the audience. Two summer editions are on the 2026 calendar: Bourbon, Beer and Bubbly on July 18 and Last Sip of Summer on August 29. Both are free and open to the public, which means no ticketing, no reserved seating, and no reason to plan more than a walk over.
The format matters more than the dates. Most large-suburb outdoor concerts require you to drive to a purpose-built lawn, pay a parking premium, and pack in with fifteen thousand strangers. Prosper on Tap is closer to a European market square. You walk out of one venue with a drink, you catch the set from the street, you walk into a different venue for dinner. The reason it works is that the venues themselves are already close enough to make walking easier than driving.
The America 250 calendar, translated for locals
The Town's Prosper America 250 programming is a 40-day slate running May 25 through July 4, and if you have only been half-tracking it on Facebook, here is the version that fits on a fridge:

- June 12 — Stars, Stripes & Prosper Nights, 6 p.m. to 8 p.m. Car show on Main Street just east of Town Hall, plus complimentary shaved ice on the Downtown Plaza.
- July 2 — Community Library 4th of July Parade at 260 W. First Street, where the children in red, white, and blue are the parade and the Fire and Police Departments are the spectators.
- July 2 — Pride in the Sky fireworks at Frontier Park, 1551 Frontier Parkway.
Two logistics notes that will save your evening. First, Broadway parking is limited during the Block Party; the Town runs a complimentary shuttle from Frontier Park starting at 4 p.m. and running until the last departure at 11 p.m. Second, for the smaller Prosper on Tap dates, arriving before the headliner's set is faster than circling for a Broadway spot after it starts. Walking two blocks in beats driving one.
The clearest test of whether a downtown is real is whether the events use the buildings. Prosper's Block Party puts acoustic sets inside Black Hawk Brewery, The Gin, and The Tavern on Broadway. The buildings are the venue.
What is happening off Broadway, in one paragraph
The rest of the map matters too, and the short version is this. Urban Cookhouse opened at Gates of Prosper in August 2025 as the Alabama chain's first Texas location; it is a farm-to-table concept from Frisco restaurateur James Zemlock, and the weekend brunch charcuterie board is the item locals order. A new Chick-fil-A opened at Dallas North Tollway and W. Frontier Parkway on May 26, and a new Cracker Barrel debuted May 11 at 3830 W. University Drive. REI brought a full-service bike shop to Prosper this year, and Celina resident Jesse Murphy opened a Pickleman's franchise. Honeylu's still serves the fresh-baked morning pastries that the chains cannot replicate. If you want a longer drive, The Heritage Table sits five minutes south in the McKinney borderlands in a historic home, and its rotating seasonal menu of contemporary Southern cooking is the meal locals cite when someone asks where to actually eat.
The pattern across all of it is that Prosper's chain openings and Prosper's downtown openings are running on two different clocks. The chains fill the drive-thru lanes on Preston and 380. The downtown block is filling the evenings.
A weekend template that actually works
Here is the low-effort version. Saturday morning coffee and pastry at Honeylu's. Late morning at REI or the Prosper Farmers Market. An early dinner at The Gin or, once it opens, 1902. Walk two doors to Black Hawk Brewery for a pint. Catch whatever is happening on the street if the date lines up with Prosper on Tap. If it is a Block Party weekend, park at Frontier Park and take the shuttle.
The point of the template is not the itinerary. The point is that the itinerary is possible now, in Prosper, without getting in the car twice. That is what a downtown does. Broadway is finally doing it.
